What will your monthly payment actually be?

Most buyers focus on the price. The monthly payment is what you live with. Enter your numbers and see every piece of it broken out.

Every figure below is editable — swap in the rate your lender quoted you and the taxes for the specific county. The defaults are set to typical Charlotte-area figures so you can see a realistic starting point.

What goes into a monthly payment

Principal & interest

The loan itself. Early payments go mostly to interest — the balance shifts over time, which is why the amortization schedule matters more than the sticker price.

Property taxes

Collected monthly into escrow and paid annually by your lender. Your specific county sets the rate, and it can change after a reassessment.

Homeowners insurance

Required by virtually every lender. Coastal properties often carry a separate wind or flood policy on top of the standard one.

PMI, HOA, and the rest

PMI applies under 20% down. HOA dues vary wildly — and a low monthly figure can hide a special assessment down the road.

This is an educational estimate — not a quote or an offer. Real numbers depend on your lender, taxes, insurance, and the specific property. Use this to understand your options, then let's talk through what fits your situation.
