What will you actually walk away with?

The sale price isn't the number that matters. After commission, closing costs, and payoff, the net proceeds are what fund your next move.

Most sellers are surprised by how much sits between the list price and the check. Running it early — before you list — tells you what you can afford to do next.

An estimate for planning, not a settlement statement. Your actual figures depend on your payoff amount, prorated taxes at closing, and any negotiated credits. A title company can give you exact numbers once you're under contract.

What comes out of the sale price

Commission

Typically 5–6% total in this market, split between the listing and buyer sides. It's negotiable, and it's the single largest line item for most sellers.

Closing costs

Title search, attorney and settlement fee, recording fees, and prorated property taxes through the closing date. Both Carolinas require an attorney.

Repairs & concessions

Anything found in inspection that you fix, plus credits negotiated for the buyer. Budgeting a small amount up front usually beats being surprised later.

Payoff & liens

Your mortgage balance, plus any second mortgages, HELOCs, or HOA payoff amounts. These are settled directly at closing.

This is an educational estimate — not a quote or an offer. Real numbers depend on your lender, taxes, insurance, and the specific property. Use this to understand your options, then let's talk through what fits your situation.
